THE INITIAL MONTH'S RENT WILL BE SPLIT INTO TWO PAYMENTS:
25% TO BTRG AND 25% TO THE TENANT'S AGENT, TOTALING 50%.
IF BRTG BRINGS THE TENANT, THE FEE IS 50% OF THE FIRST MONTHS RENT.
STAYING IN THE HOME INCURS NO RENEWAL CHARGE FOR THE CLIENT.
THE TOTAL COST FOR THIS SERVICE IS $500.00
WE WILL HANDLE ALL THE NECESSARY PAPERWORK, SEND OUT NOTICES, ATTEND
COURT, AND FOLLOW THROUGH UNTIL COMPLETION. PLEASE NOTE THAT IF LEGAL
REPRESENTATION IS REQUIRED, THE ADDITIONAL COSTS WILL BE YOUR RESPONSIBILITY.
HOWEVER, THIS IS A RARE OCCURRENCE.
OUR APPROACH IS DIFFERENT - WE DON'T BELIEVE IN CHARGING
EXTRA FOR MANAGEMENT FEES OR SERVICE TRIPS ON TOP OF REPAIR COSTS.
INSTEAD, WE FOCUS ON TAKING THE NECESSARY PRECAUTIONS TO MINIMIZE THE
CHANCES OF REPAIRS BEING NEEDED IN THE FIRST PLACE. WE UNDERSTAND THAT
UNFORESEEN ISSUES CAN OCCUR, BUT YOU'RE ALREADY PAYING
US A MONTHLY FEE TO MANAGE THESE TYPES OF ISSUES.
OUR TENANT APPLICATION CHARGE REQUIRES A $75.00 FEE
PAID BY THE TENANT. THIS AMOUNT COVERS THE COST OF A TRANSUNION
BACKGROUND CHECK, CREDIT REPORT, EVICTION AND CRIMINAL HISTORY,
AS WELL AS OUR REVIEW OF APPLICATION DOCUMENTS.
WHEN RENTING A PROPERTY, THERE ARE THREE ESSENTIAL
HOME INSPECTIONS THAT TAKE PLACE AFTER THE TENANT HAS BEEN SECURED.
THESE INCLUDE THE MOVE-IN WALKTHROUGH, A MIDTERM WALKTHROUGH AFTER
SIX MONTHS, AND A MOVE-OUT WALKTHROUGH. IF THE TENANT DECIDES TO RENEW
THEIR LEASE, AN ADDITIONAL WALKTHROUGH IS REQUIRED AT THE TIME OF RENEWAL.
THE UPFRONT COST FOR RENTAL PROPERTY REPAIRS CAN VARY
DEPENDING ON SEVERAL FACTORS. IF THE PROPERTY HAS NEVER BEEN RENTED
BEFORE, IT MAY NEED PEEP HOLES AND KEYLESS DEADBOLTS TO COMPLY WITH
TEXAS PROPERTY CODE. ADDITIONALLY, SMOKE DETECTORS ARE TYPICALLY
REQUIRED. ALTHOUGH THE COST USUALLY DOES NOT EXCEED $500.00, IT IS
IMPORTANT TO KEEP IN MIND THAT EACH CASE IS UNIQUE. IT'S WORTH NOTING THAT
BTRG DOES NOT CHARGE AN ADDITIONAL PERCENTAGE FOR THESE REPAIRS.
